Management pack (Selling a leasehold)

Currently riding through the stressful process of selling my apartment which I was assured wouldn't 'take too long' due to a no chain sale and cash buyer. (I know I know) We're about 4 months in now and I'm beginning to stress myself out over things, getting endless migraines and making myself bad.

Anywho, 2 weeks ago I had to ask my solicitor what was going on and was told I had to pay a £180 fee there and then for a management pack from the management company. I called my solicitors up today and they are still yet to receive this. I thought they were going to tell me it was on it's way to my buyers solicitors by now?! :mad: Is this a common hold up? It's a bloody joke and I can fully understand people who get struck down by this, heck I'm not even in a chain. I'm bloody dreading my buyer pulling out, God knows what she's thinking..

  • £180 is quite cheap compared with some companies and some of them are very slow in providing the packs. Quite a common problem I'm afraid.

    As a retired conveyancing solicitor I believe the information given in the post to be useful assuming any properties concerned are in England/Wales but I accept no liability for it.
  • Yep my management pack took a few weeks to be sent by the management company. And mine cost £250+vat!

    Management pack took 4 weeks and cost £350 + VAT here.

  • Chase the company yourself. I've no idea why people wait for solicitors for some things.
    £200 for mine and it was sent the same day that I sent the money over. I asked for costs etc. before I put my place on the market so knew to do it straightaway. My management company are great and very efficient though - and worth every penny.

    You can try contacting your management company to ask about progress and timescale for preparing the pack.

    Depending on the company, it may or may not encourage them to move quicker.
  • Keep hounding - as a buyer my sellers took ages to come, but we chased them constantly as he was only willing to go through our solicitors. In the end they knew us by name and were very nice about helping us with other issues when we moved in! :)

    I gave my solicitor all the paperwork I had and there were no issues. Then a week before exchange management company got wind of it and demanded hundreds of pounds to supply a so called management pack. My solicitor and I just ignored them and the sale went through with no problems.

    That was very careless of your buyer's solicitor, who should have demanded it. The management pack contains the LPE1 form (https://www.samconveyancing.co.uk/userfiles/modules/directory/news/705/user/74/LPE1-with-form-fields.pdf), which as you can see has some pretty important stuff the buyer will want to know, like whether they're about to have to shell out for any major works!
