But my advice otherwise to the OP remains true: stand firm, don't let them bully you into signing a new term unnecessarily, you will be the one out of pocket which isn't fair as you are just trying to have a home, your LL is trying to have a business!0 -

Totally agree with that. Chances are the only ones to benefit from a new fixed term being signed are the letting agent not the landlord and certainly not the OP.0 -
If they want to try and give you notice now, the earliest that can expire will be the end of November. This is because if they wanted you to be out at the end of your fixed term they needed to serve the proper notice with two clear rental periods' notice, so they should have served this in July.
Now, they will need to serve two clear periods of the new periodic tenancy as you will enter into a periodic tenancy at the end of September.
This is simply untrue. Section 21 notice sent now will expire 16 October. Notice is deemed served 2 days after sending, and the LL needs to give 2 calendar months notice. This notice must expire after the end of the fixed term, but can be served before. A tenant's notice during a SPT must be in line with tenancy periods, not a LL's.
OP- the reality is earliest expiry of Section 21 notice is 16 Oct, after which it would likely take 4-8 weeks to apply for a court order and instruct bailiffs, the cost for which you would be liable for.
Best plan is to leave it alone to delay them thinking about a section 21 at all.0
