Would a buyers solicitor review a timber and damp survey?
Bit confusing, thought this was the job of the lender?

Normally the *buyer* reviews it.
If the mortgage lender required the survey then the solicitor might review it in order to advise the lender, but solicitors aren't experts on damp/timbers so the advice would be along the lines of "The report recommends x" or "the report identifies y as a problem"
The lender may then make a retention from the mortgage and require that any remedial work is done, or may decline to lend, depending on the report.
The buyer may chose to ruduce their offer in light of the report.All posts are my personal opinion, not formal advice Always get proper, professional advice (particularly about anything legal!)0 -
Abit confusing why they would even need to see it. I thought the buyer would send to the mortgage lender if needed by them0

Depends who instructed it. If the mortgage lender instructed it then the report would usually by-pass the 'buyer' until the lender had reviewed it, either directly or via the solicitor.
If the buyer instructed it, they would review it and may pass it to their solicitor for them to use in negotiation - my damp survey advised us to ask our solicitor to ask the vendor when the damp proof course was fitted and if there was a guarantee (as an example) so we did, by passing the report to the solicitor. I didn't expect the solicitor to pass judgement on the report, just action the points advised for them to do.0
