HELP SELF BUILD COSTS- Co Down Area

Hi all


I am new to this and am currently beginning to complete a self build. We are project managing ourselves and Im wondering what prices people would recommend per sqft at the minute. We just want to get the basics to move in - kitchen, living room, bedroom an a bathroom. the rest can wait. The house will be approx. 2950sqft 4bed storey and half. Any help/advice appreciated!!

    I'd suggest but happy to be corrected that the majority of the price will be in materials and labour, the fittings are secondary and usually the cheaper end of the project.


    Presumably you've hired an architect? I'd suggest liaising with a builder to go over the plans and quote (then add approx. 20-30%)

    Some people will pay more for their bathroom taps than another pays to furnish a whole room. It depends on whether you want,luxury, long lasting, economy or freebies.

    You will be doing well to build for less than £1000 per square metre, or roughly £100 per square foot.
  • Oh brilliant thanks. I'll have a look. Just wondering how others have got on. We have a family member who is a site manager so he will be there to help us along.

    We did prove getting a building contractor to manage the build but the costs where simply too high now the building trade has increased here again. We are hoping this way we can save a bit and put in better quality materials.
