Building 2 Houses

I hope this is the correct forum the ask this. Admin feel free to move to the correct section if not.
I was just wondering on the possible costs of building 2 houses, to see if it would be financially viable.
My house in Chadwell Heath, RM6 is end of terraced (end of road) and has a large side plot. Lets assume I am able to get planning permission for demolition of the existing house, and construction of two adjoining semi-detached 3 bed houses (possibly 4 if there space for an attic room).
How much would this approximately cost (at the most basic build end), including making the neighbours party wall all good as well? I'm assuming the build cost would be around 1.5 x build of one house, as building the houses together would have savings - is that correct?

You haven't said what party wall issue there is.
There will be savings on building one structures instead of two, but you're saving on building one wall which is 1/8, or 12.5% of the superstructure. You'll also save on some scaffolding and building one roof. That is nowhere near 25% of the entire build cost.
You still need to fit everything out completely separately and there's no economy of scale for two bathrooms, two kitchens, two electrical and plumbing installations.
Cost to build is dependent on square footage and the route you use. I'm presuming main contractor.
There's a calculator for estimating on the Homebuilding & Renovating website. It won't calculate the saving you make, but it may help you focus on each elements where you may or may not save anything.Everything that is supposed to be in heaven is already here on earth.

Hang on. That makes no sense at all. You leave your semi neighbour detached to build a pair of semis?
The answer is either to create a terrace, where your house is in the middle, or you build a new detached house. They take up the same amount of room without ruining your neighbour's life. I suspect the planning department would have quite a strong opinion on that proposal from an aesthetic point of view as well.
Not even thinking about the financial peculiarity of your idea. If you have space for a house, you have space for a house.Everything that is supposed to be in heaven is already here on earth.

My mistake, i said semi, but it's actually end of terrace. I've edited the original post now.
So my neighbour will go from being terraced to semi or end terrace. I will then be building 2 adjoined semi's
The party wall issue would be to ensure my neighbours exposed wall would be insulated and covered properly.
Do you have a link to the "Homebuilding & Renovating website", I tried to look on the MSE forum lists, but I couldn't see anything, so i posted in the DIY section

you are going from one end of terrace to 2 semis
why not leave the current properties as they are and build a detached house?
you seem to be making is as complicated as possible for no real benefit.0 -
I'm no expert but seems to me you'd be better off leaving your end of terrace in place and then building whatever you can on the rest of the plot0

My last end of terrace property shared roofs, lofts, pipes, sewage with all the others.
Pretty sure the walls on the outside were thicker than the walls between the houses too.
Might be quite a job to safely demolish the end.0 -
