Renting out garage - insurance woes

I'm looking to rent out my garage to earn a little extra income but have hit a stumbling block at the first hurdle. Here's what I sent to my home/contents insurance provider:
And the response:
Any ideas on the logic behind this one?
Is this likely to be a problem with all insurers? If they don't ask this question when quoting, or put it in the T+C's from what I can see, then short of phoning around all insurers this is going to be a complete non-starter.
.....The garage is in a compound with other garages and is not connected to my house.
Is this allowed under my policy or does this breach any rules? I'm not expecting the contents of the garage to be covered under the policy, I'm merely ensuring that it doesn't invalidate or adversely affect the policy in any way.
And the response:
I have heard back from your insurers today, they have confirmed that whilst your garage is not actually covered by us, we would still not be able to keep your property on cover if you decided to rent the garage out to the public. Your circumstances would simply fall outside of their underwriting criteria.
Any ideas on the logic behind this one?
