FTB - How long does seller usually take to respond to queries

    Wouldn't EA still get paid as I am a ready, willing and able buyer?

    That only applies if the seller pulls out, not the buyer (you)

    Whilst I know some EAs have such a clause in their contracts, in my personal experience it is rare, at least in my part of the country, and I don't think I have ever heard of anyone successfully invoking such a clause.

    Quite often your solicitor will ask the other side and the response that comes back is in adequate or incomplete. So the two solicitors are going back and forth and beavering away without the clients being aware.
  • I am a seller and i was very much on top of it. Responded to any queries within 10 hours.

    The sellers solicitor may not have forwarded searches to the seller causing the delay

    Day-68: Queries raised to seller solicitor

    In your timeline the longest gap between events is the 26 days it took for you and your solicitor to review the information and send out the queries. Why did it take so long? Surely the delay is on your side?

    This is because my solicitor insisting that enquiries (if any) will be raised once searches are in.

    Also I thought the longest time was between acceptance of offer and receiving the draft contract pack.
