    Hopefully it's an independent solicitor (and broker!) and not one associated with the EA. And fixed price! I've always had an immediate quote, or they've come back to me quickly. If it's been days, I'd try another - not exactly a good start.


    You'll pay the solicitor for the searches early on (depends what the council charge where you're buying - could be anywhere between £100-400-ish).


    Your lender will arrange a valuation - if you're getting a homebuyers' or building survey, you might wish to 'upgrade' on the valuation with the same surveyor. Might be cheaper.

    Both independent broker and solicitor yes, I have stalked the boards long enough to pick up on that ;). Flat fee's for both. Although solicitor hasn't yet come back with the written quote but they have asked for property details. We haven't handed any money over as yet.

    Looking at valuations, with who are DIP is with (Halifax if that makes a difference) and would probably go for the Level 2 valuation and survey does that sound about right?

    You can instruct your solicitor now and give it to the estate agent, just ask them not to do anything until you say so.


    There's the valuation survey, which the lender will do to ensure the house is a good option for them to lend on and if they repossess it they can get their money back but there's also a homebuyers survey or a full structural survey. On a 12 yo property I'd probably get a home buyers report. Find a surveyor using the link below. Your lender may ask if you want to 'upgrade' your survey they will do, which may cost you more than doing a separate one.

    My current mortgage offer is with Halifax and my valuation fee was £300.

    I got my homebuyer's survey done by someone else as it worked out cheaper than upgrading Halifax to do it. They wanted something like £1000 (total).

    I was buying a leasehold flat with a carparking space however there was a garage which had impiled access across the carparking space therefore the space wasn't really a space. There had been solicitors letters going between the owner of the garage and the vendor for 18 months.

    Also there could be arguments with neighbours etc. Ask the EA to ask the vendors if there are any disputes you should be aware of if they avoid the question or delay answering be worried before exchange they do have to declare this sort of thing so if there isn't a problem they should be able to tell you this from the outset.
