Arranging a date for completion?

After speaking with EA and solicitors I'm edging closer to the sale of my flat. Would the next/final stage be them calling me and arranging a date? How soon will this need to be? For example if they called me this week would they want me out by next week? Ideally I want to move out by the end of the month now would this be possible?

Have you exchanged contracts? If you have - you'll need to agree to a mutually convenient date with your Solicitor who'll put it to the chain.
Try to not complete on a Friday in case there are complications!0 -
You can say you want 2-3 weeks between exchange and completion which would give you a bit more time rather than just hold it up and risk people thinking it's because you're having second thoughts.
Are you buying too?2024 wins: *must start comping again!*0 -
Typically, everyone in the chain will exchange contracts on the same day, and then go on to complete on the same day.
Exchange will happen once all the solicitors have done their stuff, and people have paid their deposits.
Some people like 2 or 4 weeks between exchange and completion, to book time off work, book removal firms etc. It's down to negotiation and agreement.
You can ask for (or try insisting on) an end of month completion, and see what others in the chain say. They might agree, or they might not.0 -
Thanks all. Very new to this incase you couldn't have guessed ha.
I'm not buying myself no, so should be a little easier. I was worried it was a case of 'ok, we're ready to exchange, get out ASAP'.0 -
Decide what length gap you wsnt/need between Exchnge & Completion - anything from same day (high risk as you never know if you're moving or not till the day itself) to several weeks (gives time toplan everthing knowing you have a firm moving date).
Then contact your conveyancr and
* tell him what gap you'd like
* ask how much more work there is and aproximately how long it will take
* tell him when you'd like to exchange if possible
None of those dates are certain. Others in the chanin will have their own preferences too, and conveyancing work (yours, your buyer's, other's) may delay things.
But your conveyancer then knows your preferences and will negotiate dates on that basis.
You can always change your mind and he will not exchange without confirming with you.0
