    I hate to see things going to the tip that could be used by someone.

    If you reach that stage, offer it to charity that sells furniture or to a house clearance company.

    It was more 'get rid' not necessarily by chucking it. May even be useful to us!

    I think you are wise to have a written agreement in place.

    I'd suggest that you ensure that it includes:
    - ability for you to give her a set period of notice to remove everything
    - Specific agreement that if she fails to remove the items after you give her that notice, that you are free to dispose of them however you see fit without further warning
    - explicit agreement about when she can come (e.g. make it explicit that she can't show up whenever she wants, she has to have your express agreement each time ( and possibly that she will only come once, to take everything away)
    - Express agreement that the stuff is stored at her risk and that you are not responsible for any damage or loss, however caused
    - Express agreement that she won't add anything extra

    I think a deposit is a good idea if there is likely to be any cost to you if she fails to collect her stuff as agreed. However, if it would be a case of taking stuff to the local tip or charity shop and you don't anticipate that any costs would actually be incurred then it is less likely to be necessary.

    Have heard back from solicitors. She says this is pretty common and they have a proforma for it, including having the sellers solicitor hold back some funds until they stuff has been removed on the agreed date. So sounds not too bad and definitely worth it to get the sale moving.
