                    Hi,
I am looking to change my estate agent - and having read my contract it looks like I will have to pay a £200+vat, however the contract refers to a tie in and still being liable to pay them commission after the end of the "Agency period", however no where on the contract does it state how long the agency period is. Having research this it seems most agency periods are between 6 - 20 weeks and my estate agents have had our property for 2 years! So I really do not want to have to pay them any commission as they have done nothing for the last 18 months! Any help or advice would be appreciated. As I am at a loss as it refers to an Agency period but then they don't state what this is.

            It varies.
 My vendor found out her tie-in was for 2 years if she sold privately, and 6 months if she sold via another EA.
 If it's not sold in 2 years, it's the price, or there's a major compromise (which again comes down to price).

            A few (small independent) EAs don't have a Minimum Contract Period - just a notice period.
 If there is a Minimum Contract Period, it would say so in your contract.
 The 6 months / 2 years mentioned by Hazyjo almost certainly relates to buyers introduced by the EA. It's a standard term, used by almost all EAs.
 i.e. If the EA introduces somebody during their contract period, and that same person comes back within 2 years and decides to buy privately from you, you have to pay the EA a fee.
 The easiest thing would be to phone the EA and ask them what the termination terms are.0
