School holiday time! But in any case it wouldn't be subletting, simply taking in lodgers.0

Sounds like a school holiday post to me...0

There are plenty of people who do this.
However, you need to have savings to deal with a situation where one of the sub-tenants stops paying rent, and void periods between one sub-tenant leaving and another replacing him.
It can also be quite a bit of work to chase rent and bills from 3 other people.
At your age you would rent a room in a flat share, rather than the whole property.0 -
just look for a house share0

1. LL will want proof of income / funds to cover the FULL 4 bed house rent (not just your quarter / not taking into account any lodger rent as that is not guaranteed)
2. If you take in lodgers (the are not subletters) there is likely little the LL can do once during the fixed term, but before they agree they will ask how you will afford and who else will live there, so the other lodgers will need to be disclosed, at which point the LL will likely refuse
3. You are liable for the full rent & property - you then cover voids in rent, chase non paying lodgers, cover and chase for damages, organise agreements, reference checks yourself etc.
All that risk is why single room rentals are more expensive.0
