Noticed a problem with my new build......

We are due to go for the inspection on our new build in 2 weeks time, we cheekily nipped down to the house today for a sneak peak and I'm a little concerned about something.

Under the main front downstairs window are 2 concrete (sandstone effect) plinths and 1 of them has a crack going right through it. Shall I mention it before we go and do the inspection? I'm not happy with it as the water will get in and the frost will cause it to crack more.

The house has no carpets or paint inside so surely it would be better for them to replace it now rather than later.

    Earlier you tell them, the earlier they will look to fix. No reason to delay telling them

    Inform them now in writing, but a friendly manner. If they have any interest in building customer service then the problem will be rectified before you go for your inspection. Hence it will be a little test so you know where you stand with the builder.

    If you get no joy then do your inspection even more carefully knowing you may be up against a non cooperative builder.
  • They may repair it before hand over or they could try a fob off saying "its characteristic of the material"

    Inform the builder/vendor you will be having an independent snagging survey before moving in.
    It's worth the expense.
  • I visited my house when it was still being finished and noticed a slipped tile on the roof. I was concerned about it falling of and/or water getting in so I emailed the sales office to let them know. She said she would pass it on to the site. The next time I visited, it had been sorted.

    As above, just send them an email letting them know. Better they fix it now than wait until you're in.
