How long after signing contracts can we exchange?

So if your a cash buyer and there is no ongoing chain how long after signing contracts can you exchange? the sellers want to complete asap and so do we so cant see any reason we cant exchange within a few days of signing contracts??????????There is no particular correlation between when contracts are signed and when exchange of contracts take place.
The contracts may be signed several weeks before exchange, or they may be signed the same day as exchange takes place.
There may or may not be a reason why you cannot exchange within a few days of signing, impossible to say.0 -
When the legal work is completed, your solicitor will exchange.
Signed contracts merely mean that this part of the process is sorted and can be held on the file in readiness.
Having a small chain and cash to purchase the property does not mean the legal work is completed. It merely means that there are less people to consider when discussing completion dates. There are less solicitors having to do the legal work for a number of clients and having the cash just means that there is no lender to obtain funds from and you could skip the searches part of the transaction.
What is important however, is what type of property you are buying. A freehold house without any alterations/work/extensions, discrepancies on the title, charges on the title will be a quicker transaction than a leasehold property with discrepancies on the title and/or the lease and a management company to deal with, plus a mortgage/other charges to redeem.0 -

No chain, no finance, empty house...13 long weeks
Contracts can be signed when the title Is known ..after that could be anything from 1 day to one flaming year !!!0
