Property Management Company Court

We've had a flat rented out in Scotland and we used a Property Management Companyas we live in NI. After a year the tenants have moved out and left a load of damage. Smashed tiles, ruined carpets, dog chewed furniture, flooring ruined by dog pee and water, smoking etc.
We're pursuing the tenants (not literally though I'm very tempted) for recompense over and above their £500 deposit.
Property management have been hopeless though. Last inspection was Feb, said all was well and 'have had problems getting access since then.' Showed first perspective new tenant round in early June and said flat was okay, but a bit untidy (It is disgustingly dirty and smelly).
Had I seen the state of the flat I would have been too ashamed to show anyone round. They continued to show tenants round the property and surprise, surprise, no-one wanted it.
My question is - do I have any grounds to pursue the property management company for compensation or will it be difficult to prove their breach of contract?

    Not really anything you can do re: the PMC not getting the house cleaned. If you knew it was a complete state after they left, did you not think "let's get a cleaner in there for a deep clean"? You're the one that would've paid the bill...

    How annoyed would you have been, if the PMC got the house deep cleaned on your behalf and just forwarded you the inflated invoice to pay? You'd of kicked off you didn't arrange or source your own cleaner and possibly cheaper quotes then.

    What has your losses/costs been in cleaning up the house, replacing damaged items, carpets etc? If it's worth it and you have a forwarding address, try sending a Letter Before Action. If no response you can file a small claims court through MCOL (moneyclaim.gov.uk). If you don't have the address, dependant on your losses you may wish to consider a tracing agent to find them.

    Maybe also consider ditching your PMC if you feel they aren't fulfilling their duties very well on your behalf if you wish.

    Are you & PMC registered?

    Which exact clauses in your agreement with PMC have been breached? (Not the SaT...)

    My issue with the PMC is that they showed first prospective tenant round while the existing tenants were in situ. Must have noticed the place was a wreck and continued to show prospective tenants round after that. The place stank. Why they did this god only knows.

    Tenants only moved out last weekend which was the first time we saw the state of the place. It had been marketed like this for 2 months.

    We're registered landlords with the council, I don't know re the PMC to be honest.
