Surveyor missed woodworm

Second an independent survey - helped us a lot when buyers kept being put off our flat by the looks of something that the independent surveyor could verify was not a problem.0

The key test is was evidence of woodworm visible at the time of the original inspection.
It might well have been present but if the original vendor had a pile of boxes in the cellar strategically placed to hide the woodworm and the surveyor confirms in his report that there was restricted access then they are in the clear.
"older properties such as this one are very susceptible to such infestation which may well be uncovered when the property was completely emptied" suggests that the surveyor did not have free access to inspect all areas plus the fact the OP only found it by chance 2 years later.0
