Hi
I'm after some advice and what the following should cost me. Firstly to buy it myself and secondly to have it done by a professional.
I'm after
1110 x 700 Wooden ladder and hatch
Loft light and switch
340 square feet of floor boarding

No idea about boarding (planning to do that myself). Fakro loft hatch cost me about £350 to supply and fit. Took about 2 hrs or so. They had to make the existing hatch larger. About half the cost was the hatch itself when i looked online.
Boarding may be more expensive depending on what you want to do. I plan to go with either loft legs or loft zone. Both allow a decent amount of insulation underneath. I've bought my loft boards from wickes. To cover your loft area, board alone would cost around £243 (using smaller boards from Wickes).
So you're looking at around £600 in materials alone before adding in labour costs, assuming the boards are screwed into the joists and no extra insulation is required.0 -
We recently had ours done, though we had a metal ladder and PVC hatch, which was put in in a different location to the original which was unusable.
We used More than loft ladders who are a national company. Their basic package is 2 section ladder, light and 50 sqft of flooring for 287 + VAT. We then paid an additional 125 + VAT for the new hatch to be opened and fitted. On top of this we paid for another 75 sqft of boarding at 72.50 + VAT per 50sqft.
Using these figures, assuming you were getting the new PVC hatch and metal ladder, I estimate it would be about 832.50+VAT for the work you want doing. They will upgrade to wooden ladder and hatch but I don't know how much they are. The boards are put on timbers to raise them above the insulation. They took about 3 hours or so to do our work and cleaned up after themselves. Payment was either by card or by bank transfer.
We did get 5 other quotes, but these were the ones we felt most comfortable with letting them do the job. Most of the others were either significantly more expensive, or just didn't seem confident or interested in the job, despite them putting themselves forward when we asked for recommendations locally on social media channels.0 -
Be aware that ceiling joists are quite small and not able to hold much weight so you could go over their weight carrying capacity and therefore you could get a nasty shock when the ceiling falls down. It would therefore check the size of the joists to be certain that they could hold all the weight.0
