Wow this housebuying is even more confusing than I thought . Any recommendations to what search to have ? I do live in an old mining area so that's probably essential and clearly land registry search

The solicitors do all the searches - there are quite a few which are mandatory because the lenders insist on them.0

If there IS a lender, then the lender's solicitor will determine which searches the lender requires. In most cases, the buyer and the lender will use the same solicitor.
As for 'optional' searches, it depends on the area, the property, and the buyer's attitude to risk.
