HI
I could do with some clarity I have moved out of my residential home and its empty and on the market, I live in rented in a new area and want to buy in this area and with my partner we can afford to do that before my old house sells but what stamp duty will we pay on the new house.

You would pay the higher rate then reclaim the extra if ou sell your old property within 3 years.0

If you replace your main home
You won’t have to pay the higher rates if you sell your main home on the same day you buy your new home.
If you sell your main home after you purchase your new home you’ll need to pay the higher rate. You can claim a refund of the higher rates if your old home is sold within 3 years of buying your new home.0
