Yes I have done the maths as well and they also have a 25% which means the apartment has a commercial value of around 1 million. This is why I am questioning it. We have a 14 day cooling off period which is giving me time to ask questions that we did not ask there. They definitely sold it as an investment
So you've already signed up?? Be very careful about invoking your withdrawal under the cooling off period. I don't know anything about this particular company but I've heard stories where they use every trick in the book to stop you cancelling, eg pretending not to have received letters even if sent registered post (or saying they have received but disputing the contents of the letter), saying they've cancelled it over the phone but then not doing so etc.

Fractional Ownership? Is that how they reel people in to Timeshares nowadays? And people fall for it?

As already said it's not an investment.
Looking at the website they claim a notional figure" up to "nearly £4000 per week rental

Would you pay £4000 to rent a house for a week?

It's based on guesswork they say for the period 2018 to 2022 in peak season.Enough said..

"A luxury escape when you want it, a dependable rental income up to £3898 per week, when you don’t"

    "
    * You’ll receive up to 75% of the net rental income

    https://www.luxurylodgeestates.com/wp-content/uploads/2017/07/Rental-Income-Example.pdf
" these figures are representive of our average aspiration during the 2018-2022 season"

So, the rental income is " dependable" yet " not guaranteed" and " aspirational"( made up) lots of " up to" and comment that it's short breaks that are popular which possibly means weekends not weeks.

I have been with Seasons for 15 years, starting with their timeshare products which were market-leading then and still are. They are a fine and honourable company.

Obviously I find the comments on this feed to be incorrect. However, like any investment, if you don't understand it or trust it then don't do it.

There is no comparison between the 'old-style' timeshare companies from years ago. some of which still exist, especially in the re-trade market. They certainly do not compare to Seasons, who are funding their development through their customers rather than banks. Rather than giving you 'interest' on your investment they offer holidays or a share of the rental income and, yes, in the peak weeks they do go for £4000/week.....I have just stayed in one - all are luxurious with hot-tubs and beautiful grounds.

I have four investments in total and am always happy to talk to anyone about this rather than let doom-merchants talk it down. Yes, I receive a cheque every year for my investments. No, I don't know the final value of the property but it is will be based on the commercial value after a re-furb, which is incluided. Seasons having a share is important as they have a stake in it's success and it's future value, plus they get their share of the returns whcih is why they are in business.
It is a fantastic investment, but that is all it is. If you cannot afford it then don't do it - and you certainly should not do it on their finance option as this proves quite expensive.

I have never experienced pressure selling - in fact the last one I bought into I went away, thought about it, then called back and completed it the following week once I had finances sorted. I was only just in time though as that was the last possible product - I had to settle for a smaller property than I wanted....(but everything is linear so the investment/returns are correspondingly smaller) so there is some genuine time pressure....there are only so many products they can sell.

    Best wishes

That can refuse to accept it - I imagine special delivery letters are not likely to be sending them good news.

The normal advice is to send letters by normal first class from a post office and ask for a free certificate of posting. Courts consider these as served two working days later - there is no need to get a signature on receipt. To be absolutely sure you can send two identical letters with CoPs from different POs.

Not even when stocking up on tins of a well known meat product?
