Say you didn't realise the price was still negotiable: And so you are revising your offer from £660 to £650. Calm 'n polite.....0

As Meat Loaf would say ... you took the words right out of my mouth.0 -
Find out what the agent means by "a long time." This is going to depend on the area as well as the price. For example in the area where we let most of our property a long time might be 2 weeks without an interested tenant. In other areas a long time might be 2 years. The price of a rental property is based on the popularity of the area as well as the type of property.
I would suggest that 3 bed properties with driveways will cost more to rent and be in shorter supply that 3 bed properties with on street parking depending on the area you are in. So if you don't have a car or mind parking in the street you will have a good selection if you look at the ones without off street parking. 2 bed properties tend to be cheaper than 3 beds and 1 beds cheaper than 2 beds so work out what you need not what you want in terms of you budget. A lot of people go for the cheapest biggest rental property that they can get but cheap and big also means that there is going to be more wrong with it. It is better to go with something smaller and better.
Look at the state of repair. A house in good condition means a landlord who looks after their properties and gets repairs done quickly. A house with mould round the door is not a house in good repair and you would do well to avoid it if you can afford to.0 -
