It could well be that the buyer was intending to use the space as a bedroom...maybe for something like lodgers in order to help with mortgage and utility bills etc....and decided that she was not comfortable with the lack of paperwork if there was going to be an element of sublet etc.
at the end of it,it was that buyers decision to pull out...it doesnt mean every buyer will pull out.frugal October...£41.82 of £40 food shopping spend for the 2 of us!

Of course it can be both semi detached and end terrace.
But even that's just marketing BS.
