Buying off Plans

There is a house that is yet to be built however looking at the floorplans it looks like it is what I'm looking for.
My question is this is one of two houses that developer is building. They are a relatively young company, two and a half years.
The price of theproperty is at the top end of our budget.
Would there be a good chance of having a lower offer accepted by buying off of plans or is the opposite true?

    I don't see why buying off plan would make a difference. If anything it might enhance the value as you're trying to predict how prices might rise by the time the development is complete. Developers generally price at a level which properties are likely to sell at.

    There are some threads on here where people have bought off plan and when the house is built it isn't the same as the plan or in the same position on the plot.

    Depends how much interest there is from other buyers and how soon the builder would like to know it's reserved.

    Also depends how much is thrown in "free" (flooring, tiles, turf etc.) and whether you get to choose. If you succeed in reducing the price, you might lose some of those - weigh up potential cost/hassle of getting those done yourself.

    We bought off plan, our builder had a very good reputation, small company excellent work force. We were able to change a few things we wanted but there are some people who can't visualise plans, can't see things in their head so when their house is finished it is a bit of a surprise.
    It made no difference to the final price of the property, we would have paid the same if we had bought it finished.
