    I'm surprised your landlord agreed. Has he checked the head lease? Which will be identical for all flats in the same building, and will be residential only. The accepted/legally allowed usual exceptions/leeway are for the residents of the flat, whether they are the flat owners or the tenants of a landlord owner.

    What you are planning to do might attract the more unsavoury business people, as it's few people who need to work on a computer who aren't able to either afford to rent a bit of office space or work from their own home, or who doesn't have a computer.

    However, I suggest you think very carefully about allowing anyone in this scenario log onto your internet so you don't risk finding yourself hearing loud knocking at five in the morning with the police on the doorstep to seize your computer and arrest you because someone has been accessing child !!!!!!. It's your IP number that will come up if they're using your internet account.

    Subletting means what it says, You let a property then sub that property to another person with a subletting tenancy agreement between you and the person going to be staying there, Subletting means you wouldn't reside in the same property.

    There is a difference in renting a room or subletting.
