Still not legally binding, plans can and do change. If you haven't exchanged contracts yet, this may give you leverage to pull out and ask for your reservation fee back, but that is all. If you have exchanged contracts, and this plan is the same in your contract then you do have legal leverage to insist on it. If your contract plan doesn't show the shed, and it isn't mentioned in your lease, there's nothing you can do.0

Certainly I've found (in a different context) before now that a "local" body has told me "Our rules state..." and I've found they do indeed. But I found higher "national rules" that trumped the local one and they had to deal with it appropriately.

As a trade body for housing associations in England, we principally support our member organisations, lobby and campaign on their behalf. As such, we are not able to provide advice on individual housing cases, and unfortunately are not able to help/advice in this case.

Thank you very much for your enquiry Ref NRE022012 regarding your new shared ownership property.
Unfortunately the Homes and Communities Agency (HCA) is not in a position to be able to assist you in this matter. If you are unhappy and feel as though you have been mis-sold the property in any way then you will need to raise it through the housing association’s complaints procedure. Given the circumstances that you describe it may also be worthwhile seeking some legal advice, for example through the Citizens Advice Bureau. Alternatively it may be worth looking in to whether the Housing Ombudsman Service can assist you in any way.
We care sorry that we cannot be of more help in this matter and wish you the best of luck pursuing the matter to a satisfactory conclusion.

I sometimes have the distinct feeling that some organisations work on the basis of trying "to tire the complainant out" as they have to clear hurdle after hurdle to get what they were, quite clearly, promised in the first place.0 -
If it was me I'd be pushing and pushing to get it, it was what you were promised after all. However, as others have said, plans are subject to change and although I don't know about shared ownership, could the HA have something to do with removing the shed from the plans...? I don't know about shared ownership rules but I do have knowledge about HA's and how tight they can be lol, maybe they removed them for price cuts etcs? I wouldn't be surprised.
From someone whose just purchased a New Build, a word of advice, you will not be able to use your loft for any storage at all. This is a rule with all new builds...my advice, declutter and buy a shed!!0 -

Have you researched the developer who is building the property? Some of them are notorious! A shed missing might be the least of your issues! I think the best thing you can do is get a professional snagger to 'review' the property before you complete if you can, so that they can do a report to the Housing Association and Builder. Those guys are worth their weight in gold. Gathering Photo-Evidence of everything and checking each and every minor thing that you may miss with the excitement of moving! Doors that are chipped, wrong handles applied to wardrobe doors/telephone points not connected/TV Ariel not connected/in-adequate soak-aways in the garden/poorly fitted guttering etc. As part of snagging, they would also pick up a missing shed/compost bin/clothes line (which I understood should all supplied, they were for my SO property). If SO is your only option to buying, be prepared for a hard fight now, and when you sell (which is where I am now at). Good luck!26/05/2018 = I DID IT! I am DEBT FREE!
