    gettingtheresometime, that's a very healthy attitude to have. Good luck with his purchase! I'm hoping that if there is something requiring urgent repairs the vendor will be up for negotiation and I won't have to walk away.

    kinger101, in normal circumstances I would have started with a lower offer but I had been looking for a couple months, supply is very limited here and the house had just come up to the market, so I felt I didn't have much room to haggle (we are talking 5K here on around 100K house). Despite that down-valuation certainly wasn't part of my strategy. I just had another look at 'my' house and other available properties (incl those sstc recently) and I feel I'm buying a good house (where I'm hoping to live for a long time). If anything comes out of further investigation, I'll have to negotiate.

    you can always contact the surveyor and ask - however, I suspect that whatever label they put on the room, they valued based on what they actually saw

    Your house sounds like the house my son is in the process of buying. His valuation has come come highlighting some work that needs to be done, approx £6k worth.

    His attitude is that he's not prepared to pay effectively £6k more for the property so unless there's some movement on the price then he's prepared to walk away.


    GREAT attitude to have at the moment, many more people will probably be doing this going forward.
