    Thanks folks. I have a plumber involved with the kitchen refit and will raise some of your suggestions. In fact I thought of LPG but siting the tank could be a problem. Plus I don't know where I would put a cylinder. The bathroom (such as it is) is a ground floor extension and there is no airing cupboard.

    LPG tanks can be buried under the lawn - but you can't park on top of it.

    You can also have a combi boiler, so no need for a cylinder.
    A kind word lasts a minute, a skelped erse is sair for a day.

    An LPG combi boiler would be the way to go, instant heating and hot water as and when you need it and no hot water storage tank to find a place for. An LPG tank could be hidden behind a few fence panels or shrubs in a corner outside if burying it isn't an option.

    LPG and oil are currently cheaper than in recent, but the price is extremely volatile. Go back 3 or 4 years and they were horribly expensive compared to mains gas or E7. No doubt, sooner or later, they will be again.
    No free lunch, and no free laptop ;)

    I wouldn't care but there is gas in the village. The supply runs past my house! However I was told it would have to be brought from further down as the pressure nearby is too high. I was quoted a possible £30,000 for connection! :eek::eek::eek:

    Definitely consider lpg then, most modern boilers the conversion between lpg and natural gas is an adjustment of the gas valve, so if the connection cost ever comes down you'll be able to swap the boiler to natural gas for next to no cost. You can have a bank of red cyclinders which take up very little room if you have nowhere to fit a storage tank but the running cost will be more expensive that way.
