Rics homebuyer report dissatisfied

I had a homebuyers report conducted on a house which i have now purchase.
The surveyor got the following wrong
The report said the roof structure is modern and has a breathable membrane which is not the case it has a plastic membrane the type that is known to course condensation.
The surveyor do not pick up that all the doors are on upside-down also no mention of damp issues that the property has and a missing window sill.
The survey also stated that the front walls are dry lined which is not the case.
I now distrust the whole report should raise my concerns with Rics?

I would guess that your main concern is that a damp issue was missed?
Get them back to confirm your suspicions and take it from there?
It may be that more ventilation is needed, or are you thinking otherwise?0 -
Did you not notice that the doors were on 'upside down' when you viewed the property?0

You could ask them back to look at these issues and see what they say.
If you wish to take further action against them, you'll need another survey to prove your allegations.
Have you looked u their internal complaints procedures?

I will try to deal with this in 2 parts, the defects and the complaint.
You need to identify that a building defect that was visible at the time of the inspection and that should have been spotted by a reasonably competent surveyor was missed and you have suffered a financial loss as a result.
I am not familiar with the "plastic membrane that is known to cause condensation" so do not understand your loss. Is the roof void suffering from condensation? or is it just that the surveyor mis-described the membrane?
Likewise the doors being upside down. Is this a defect that affects the use and operation of the doors or is it just cosmetic? Do the doors have to be rehung or replaced to make them work or is it just to make them look better?
I will leave the missing window sill.
The damp is more clear cut. Was it visible or traceable at the time of the survey? How bad is it? What is the likely cause? How much will it cost to fix?
Now for the complaint. Initially I would discuss it informally with the firm. If you are not happy with the result of that you can make a formal complaint to the surveying firm, ask for details of their formal complaints procedure. If you are not satisfied with the outcome of that you can escalate the complaint to the Ombudsman scheme that the firm must be a member of, again ask the firm for details. You do not complain to the RICS unless they refuse to process your complaint or take too long to deal with it, then it becomes professional misconduct.0 -
