Homeless, any advice welcome

  • I tried shelter but they just informed me of all the rights of the tenant.

    I understand that it's serious to make someone homeless. But frankly, if she didn't have eight dogs she would have found somewhere. And although railing at the unfairness doesn't do any good I think it would grate on anyone if they were facing sleeping in a car when someone else had decided to stay in their house for free. If she had the decency to have paid then I wouldn't be facing this uncertainty.

    I wonder can you apply for JSA/housing benefit from your caravan address?

    If you can get some assistance, perhaps it would enable you to stick it out and job search while you wait.

    I want to work, not claim benefits. Can't claim without an address anyway.

    You should be able to claim benefits without an address. Although I have heard one or two horror stories

    I'm sure you can claim JSA without a fixed address. Would your friends be willing to let you use them just as a correspondence address. Alternatively you used to be able to use the job centre as a correspondence address.
    I think you should check it out with DWP.

    I had enough money to see me through til the end of the notice.

    I have a roof over my head currently but if I don't find some work in the next 7 days then I will have to forget about working and move into my car.

    It's reached the stage where I can't even pay the mortgage and I'm so scared I'll end up losing everything.

    I'm pretty desperate now and any advice would be welcome.
    I want to work, not claim benefits.

    But not desperate enough to claim JSA?

    Getting an income - even if it's only benefits - is the best way to help yourself at the moment.

    I am very sorry to make things worse, but are you aware the LL has to pay the eviction costs initially to the court? When I was evicted, the LL had to pay the court costs for the possession warrant and for the bailiffs warrant and I was ordered by the court to pay him within 30 days.

    Unfortunately in your situation I suspect you are unlikely to see that money again.

    Will you be able to refund the tenants deposit (the amount left after damages, if any) and was the deposit protected?
  • The deposit was protected. I know how important the tenants rights are and every single thing was done properly. I doubt there will be any deposit left after unpaid rent or damages taken out. But that's in the future although God knows how I'm going to pay for the costs.

    A claim for benefits won't help me quickly enough. I'm still hoping that I will pick up some work over the next few days.

    I guess that what I really am wondering is if there is anyone else I can go to to push for help for the tenant to enable her to move out more quickly? I was going to offer the deposit back early but then she stopped paying rent.

    Despite using a letting agent who said they only let to professional people...

    I would have a go at the agent firstly, they have got you into this position and they owe you some sort of help to get out of it.

    If the rent was supposed to be paid through the agent then it's up to them to ensure they collect it. You are paying them for a service, which they have failed to deliver.

    The least they can do is pay you some of the rent you are owed, as a moral obligation if not a legal one, although I would be surprised if you didn't have a legal case against them.

    The longer you wait the longer it will be till you get the help.

    Apply tomorrow, go to a jobcentre and talk to somebody in person, they might be able to help you in other ways that we on here aren't aware of. There used to be crisis loans, I don't know if they still exist but its worth asking.

    Have you tried renting a room in a shared house ?
    It's one up from sleeping in your car ; and you have to park your car somewhere, but a campsite space will cost about the same.
