  • All monies are with the solicitors ready for exchange/completion tomorrow. Solicitor suggested we could exchange today, but I’m not risking it - who knows what’s going to happen at 8pm. 90% sure it will be fine, but I’d rather not be biting my nails when it’s this close.

    All monies are with the solicitors ready for exchange/completion tomorrow. Solicitor suggested we could exchange today, but I’m not risking it - who knows what’s going to happen at 8pm. 90% sure it will be fine, but I’d rather not be biting my nails when it’s this close. 
    I really hope nothing does change this evening and your sale and all others can continue

    We’ve been pencilled in and will give deposit later this week as long as nothing changes. There is always a risk of losing your money but i can’t see any other way around that at the moment

    Same here. Fingers crossed we will complete tomorrow. 
  • Help to Buy ISA closed, money with the conveyancer, all my deposit in my own account, we're aiming for completion on the 15th so I don't know when we'll exchange but I'm hopeful it'll be this week! We're just waiting to see whether they'll exchange with the amount I had in my H2B or if they want me to put more on the line...

    Why so long until exchange? 

    I'm asking because I only got my mortgage offer a few days ago. Solicitor still hasn't received searches yet....is it too optimistic of me to hope to complete before stamp duty deadline? 
    The house we are buying is tenanted. The tenants indicated they would be leaving mid January but notice from the vendor doesn’t end until early March. They could also stay past that date too if they haven’t actually found anywhere to move to. 
    We won’t exchange until the property is vacant, so it’s a waiting game. Our offer was accepted end of September.  
    In the same boat as you @doodlebugs, offer accepted first week of Oct, tenants to leave end of Feb!!! Arrg, I am also anxious on whether they will leave on time or not (notice takes them up to leave end of March too).

    Hello all,

    I think I'm almost at the "waiting to exchange" phase or at least nearing it.

    Our searches should have been received on 23rd Dec, but have been told today there've been delayed but expected to be returned very soon.
    Enquiries have been raised and sent to the vendors solicitors but no response just yet.
    In terms of conveyancing work, how much more should I expect there to be to go? - Q aimed more to the people who are literally waiting to exchange right now - I know this is a bit of a how long is a piece of string question, but all of this is so out of my hands and my control so feel a little lost  :'(  so just wanted to know what else I should expect to come next?
