    Well after all of the palavar with the mix up of our solicitors and who was dealing with what, I believe we are all straightened out and both sale and purchase seem to be progressing :T

    On the sale, the solicitor has the lease management pack as of yesterday and I believe they are working with the buyer's solicitor on enquiries etc. On the purchase, we have seen the first set of responses to enquiries returned and the list of additional enquiries made, which is quite short so hopeful this will be sorted soon.

    We are buying our house from the part exchange company dealing with the onward purchase of our seller's new build. I don't believe they have exchanged on the new build yet, so we will likely all be ready to go and just waiting on them, as new builds are always delayed. We will see! I emailed our solicitor today to see if a tentative completion date has been mentioned yet or even if they have mentioned when the new build might be ready...

    The waiting continues...

    Hi, I’m not buying just selling for now (I really don’t want to be in the middle of a chain). Once I have sold I will start the whole process off again but from the other side.

    14/04 Home listed on Rightmove.

    20/04 Asking price offer received and accepted. (thanks to this forum and all the people who post on it for all the tips and information about staging and listing at a realistic price)

    30/04 All paperwork hand delivered to solicitor, solicitor was instructed when flat went on the market (took a week as I couldn’t find my copy of the lease initially)

    At this point everything looked like this would be straight forward.

    02/05 Letter pushed under the buildings front door, addressed to my flat. Essentially stating estate agent didn’t put their offer through (they viewed on the day I accepted the offer), they will be cash buyers from the proceeds of their house sale in 5 weeks. Offering 20% over the asking price. They said my home was still being advertised for sale.

    It is STC and was by the time I thought to check on 21/04 but still on Rightmove (nothing unusual about that). I was in when this note was delivered but they never buzzed the intercom. 20% is a lot. Two sayings sprang to mind:
    Never look a gift horse in the mouth
    If it looks too good to be true it probably is

    03/05 I don’t like the whole concept of gazumping but wanted clarification on what is going on so went and spoke to the EA. They told me that they are buy to let investors, the letter writers were told an asking price offer had been submitted and they never made an offer. EA said they’d call them and I haven’t heard since.

    I’m planning to chase this up on Tuesday 08/05. Not sure if I will contact the people who posted the letter directly or not. I intend proceed with the already accepted offer, I just want to know what is going on and I doubt the letter is genuine.

    I'm finding this whole process very confusing.

    Received the property pack on Friday. Letter said to sign and return the slip at the bottom to confirm we'd read it. There was one page of the contract, but it only had the special conditions of sale on it. So signed the letter, posted it back, and emailed to ask when we'd get the contract.

    Got an email back this morning to say that the contract was in the pack, and that standard conditions of sale aren't provided as standard.

    Am I the one being stupid here?

    saw another house - gorgeous garden, nice house but a very Heath Robinson construction around drains, waste water, vents for something etc. Why is it so hard?

    Still not received mortgage documents although our broker says the offer was issued last week. Really want to see it in writing now!

    We requested to go and view our new house again soon to take some measurements etc and the EA told us the vendor said the house is covered in boxes at the moment as they are due to exchange with Taylor Wimpey this week! So although we might not get to see the new house this week, it!!!8217;s good news that the vendor is going to hopefully complete soon on her part exchange, which means hopefully Taylor Wimpey will be keen to get us to exchange ASAP so they get their money back - yay!

    Hi, just a quick update! After many months trying to move house (since August 2017), a sell that fell through, a lot of paperwork issues with the new build we are trying to buy, it may be finally happening today!!!!! :D Our solicitor just asked us to confirm that we are happy to exchange and we are going to try today with a completion date of 17th May :D
    Fingers crossed! Hopefully in one week we will be in our new home <3

    bit of a pause now as our solicitor sits on the enquiries thinking we need to exchange of our purchase at the same time, but we don't. Cue quick kick up the 'arris!

    27/04 - MA confirms Nationwide AIP for us and submits full app saying "just a paperwork exercise now"
    02/05 - Solicitor finally acknowleges mistake and starts to respond to buyer enquiries
    03/05 - SOlicitor passes us remaining enquiries to respond to. Immediately returned by email
    03/05 - Valuation carried out on onward purchase
    04/05 - Contract and title deed document received, signed and returned by hand, buyer negotiates additional items

    Hoping now for an exchange early next week ready for completion at the end of the week....

    So, Bank Holiday weekend passes without a hitch and I start to chase for an exchange date. Turns out our buyers solicitor has only just posted out their contract for signing and is now preparing his final report. Needless to say, we haven't exchanged as yet. A contract was emailed instead, which has hopefully been signed and returned by First Class post for receipt tomorrow....so tomorrow looks like our earliest chance. Buyers current rental expires on Tuesday so it's all cutting a bit fine!

    If we can exchange tomorrow then we will go ahead and move our things out to storage on Friday. No exchange and I'll have to put the guys off again!

    Was hoping to be closer to exchange this week but looks like it will drag into next week now. Chased up last week and my solicitor told me they was waiting on the sellers solicitor as they don't have the certificate for the boiler installation so needed an indemnity policy. Rang up today and was hoping for some news but still waiting on it. How long does it take to get one of those?

    Landlord is letting us end our tenancy earlier so we can move out on June 10th so we are hoping we could complete at the end of the month so can slowly move in and then make sure we give our rented house a good clean over..bit frustrating at the minute!

    So frustrated, still no updated on whether or not our chain is complete. The woman at the top of our chain still hasn't found a 'suitable' property. Her husband (ex-husband?) has already vacated the house they're selling but until she vacates or has an offer accepted we're stuck in limbo.

    It's really starting to drive my insane, we thought we'd have exchange and completions date by now - we'd mildly hoped to have been in for the bank holiday. Instead we're sat twiddling our thumbs.

    I'm not sure who to chase about it though, I've emailed our seller's estate agent, but they're not having much luck getting a response from the top of the chain's EA

    I've had to renew the parking permit for where we're currently living which cost me £85, and is non refundable and non transferable. Must admit although in the grand scheme it's not a lot of money, it's still something we'd hoped to avoid paying for, but with no exchange date in sight we had no choice.

    I just want to move
