  • It doesn't stop just because searches are back. There may be queries, any further searches required e.g. ground stability, radon etc, awaited documentation e.g. fensa certs, building reg certs etc.


    Thanks - our solicitor gives us such minimal information that we're not actually certain what is happening at each point, despite our requests to be kept updated!


    Exchange is definitely at least 3 weeks away then I guess if they've raised queries based on the search results.

    It depends what the searches bring up, we were happy with the results of ours but our solicitor has still raised some additional queries with the vendor, I have no idea what.

    How many are in your chain Firsttimebuyers? If it is just you buying then it might still happen quite quickly.

    What realistically is left to do after searches are back? From everything I've read, it's just signing of contracts and transferring the deposit money?

    As the other couple of posters have said, it really depends on what the search results contain. There may be 5 queries your solicitor wishes to raise, or 105. The answers may come back very quickly, or it could take a few weeks.

    Also remember that if you are taking a mortgage, your solicitor will also be acting for the lender and may have enquiries to raise that relate to their role in representing the lender.

    It is just us luckily, but the Solicitors are still saying at least 8 weeks until completion - although I'm not sure what queries they've raised based on the searches annoyingly.

    All the solicitors have said is a number of queries, but nothing over and above the normal queries (whatever that means)


    That's true, I forgot that the bank might ask them for some information too. Thanks

    Supposed to be exchanging today. Our buyers are ready and have agreed the completion date, we're ready but solictors can't get hold of our vendors to agree exchange and confirm completion date. This is really frustrating - why wouldn't you contact your solictors on the day you're meant to be exchanging? Why wouldn't you keep the phone close at hand? Don't they want to sell their house?

    So near, yet so far. Arrrggggghhhh....
  • Blackcat - that's so frustrating, as a vendor I would definitely want to make sure I was contactable on the day of completion to make sure all goes smoothly.

    Patiently waiting here.......I didn't chase solicitor before Christmas as I thought she would be too busy but just emailed now to check they had received our last correspondence back. Hoping now this week things start to progress. We are the top of the chain of 5 apparently and we don't have an onward purchase - we just want to release capital to get house renovations done - seem to have spent a lot of time over the Christmas vacation planning and designing a new kitchen (well at least in my head!!)
    Hoping solicitor can sort out our deeds which apparently show one of the boundaries in the wrong place

    Hi, Happy New Year for All and hope the new Year will bring us all the so waited exchange confirmations!

    We have just arrived from Christmas break and our solicitor is only coming back to work tomorrow, so nothing has happened in the last 2 weeks. We arrived home and had a big pile of paperwork to complete and sign related to the sell of our house. All done now and delivered in the office, so hopefully tomorrow the solicitor can start working again on our process :D

    We are selling to an investor and buying a new build that is finished and ready to move in (just need the carpets that we will choose after exchange) I believe it should be a fast and "simple" process and so we are hopping we will exchange and complete quite soon :D

    Our desire would be to be able to celebrate next Easter in our new home!!!! So excited, but trying to keep calm, as until exchange nothing is certain :(

  • Update today :)

    Solicitor has recieved a lot of enquiries just needs a couple of answers on some.
    Is issuing our contract to look at and sign with view to exchange soon.

  • So some movement on the house front.
    Bank survey 27th dec valued the house 5k lower than our accepted offer- found out today. Our independent survey was completed also today so going to await these results tomorrow then re-negotiate
