It appears raising my concerns with the conveyancer was the right thing to do. I have had a long apology email, confirmation of where we are now (all searches back and satisfactory) and a list of all enquiries which were only sent today as apparently they were stuck in the typing pool.
Given that my side seem to be the slowest I'm confident I'll see some movement this week.

Still nothing from my solicitor (no change there then) or the estate agent. I fear that with the school holidays, spring and new annual leave allowances now being upon us, people will be taking time off and this will slow things down for me even moreProperty buying/selling timeline - currently into week 21

11/01/21: Offers accepted on both sales & on our joint purchase
25/01/21: Identity checks completed, solicitors instructed
27/01/21: Purchase survey & valuation complete, mortgage offer received
05/02/21: Reduction agreed on partner's sale (under-valuation) & on purchase. Mortgage offer amended
08/02/21: Buyers pack returned to solicitor - sellers packs already returned
26/02/21: Partner's sale contract signed
10/03/21: Purchase searches all back
16/03/21: My sale contract signed
28/03/21: Purchase enquiries satisfied, Title Report & contracts issued, contracts signed & returned

Hello everyone! I have been keeping up with everyone’s progress (and their nightmares) hoping good things for us all!We have found a 4 month rental, storage and now the bottom of chain that dictated the 23 April as completion still have not got themselves ready to exchange! We are actually considering pulling our house entirely and selling next year. This has just been way too stressful!!!!!!0

It’s exasperating isn’t it?I’ve found out the delay is because there’s an estate management fee on the property my ex is buying, which has to be written into the deeds, and the company are not forthcoming with the information that’s needed. So my solicitor has been delaying the exchange for 2 weeks, I've sent 30 emails (not an exaggeration) relating to money laundering documentation and they have now gone back one year of my uncles statements (plus his proof of work, share statements etc) in relation to a 3k gift. It's like they are just delaying as much as they can. They email me at 8pm asking for another thing drip by drip. We are no chain buying an empty property. Is this normal? What can I do to make her stop, and just bloody exchange?0

Put my two months notice in. I know it’s stupid but hopefully two enquiries that were opened a month ago can be completed within the next two months. I’ll just tell them to drop the enquiries if it’s talking too long. If all falls apart will move in with the bf. Fingers crossed.DIP 09/02/21

I thought I would share my current timeline as I always like to read others.
8.2.21- offer accepted on the house we want to purchase (no chain) house currently empty
10.2.21- solicitors instructed and EA sent memo of sale
16.2.21- after some chasing we finally received the forms from the solicitors by email to fill in to get things started
22.2.21- visited solicitors office with ID, initial payment and signed forms
22.2.21- broker submitted full mortgage application
26.2.21- mortgage offer received (desktop valuation was carried out-9k below offer price but large deposit so didn’t renegotiate offer)
2.3.21- chased solicitor to make sure they’d started conveyancing as we hadn’t heard a thing
4.3.21- solicitor letter received confirming content of my mortgage offer
4.3.21- solicitors applied for searches
8.3.21- received property information form, fixture and fittings form and land registry plan. Solicitor letter said lots of paperwork was missing so they were waiting to receive that from the vendor's solicitors.17.3.21-emailed my solicitor as I hadn’t heard anything, solicitor advised that they still hadn’t received outstanding paperwork or answers to initial enquiries from the other solicitor and would chase this
18.3.21-I asked the EA to support with chasing vendor’s solicitor. EA did chase and the vendor was trying to find some paperwork to return the answers to enquiries, was promised this would be returned to their solicitor by 22.3.21
31.3.21-Home buyers report undertaken (I paid for this separately to the mortgage company as cheaper). No issues on survey and they agreed that it was worth the intended purchase price.
Now awaiting something from the solicitor, I am going to give it until after the Easter weekend as it will have then been two weeks since I last chased them/heard anything. I don’t believe our searches are back yet, it has been 4 weeks now but I was advised the timescale was 8 weeks, now for the area it is saying 13 weeks so I don’t know how long searches will take.
I expected to be moving in this month but looks like this could go into late May/early June. Crazy with no chain. I recently sold my house with no chain and it was done and dusted in 7 weeks (and that was 7 weeks from when the sale price was agreed) I am nearly 8 weeks since sale agreed and very little seems to have moved.
Crazy when the empty house is sitting there and I am squashed in with family currently.
8.4.21- Rang my solicitor as hadn’t heard anything since 18.3.21, he confirmed that some further answers to enquiries have been received from the vendors solicitors but still not all of them and they have been chased again for these. He advised my searches are expected back about 20th April.Starting to get my hopes up that we might complete in May now (which may be a mistake lol)0 -
A new financial year brings up an issue for me, I've got a Lifetime ISA with Skipton, the majority of my deposit is with them while the rest is in a regular savings account. The house we're buying is in a chain of three, we're FTB and at the other end, the house they're buying is empty. We've not got a date for completion yet but I'm wondering if I've got time to stick another 4k from my regular savings account into my LISA to then get the additional 1k Government bonus. That would help us out a lot as the additional 1k saved can go towards whatever we need in the house.
My main worry is that I'll stick 4k into the LISA then the solicitor contacts me with a date for completion which is before the date the bonus is paid in.. I'd be looking at around the 20th May at the earliest for bonus to be paid into my account.
I guess if I transfer 4k over and we get a completion date before the bonus is paid it's not the end of the world, I won't lose out on anything which I never had.
