    My solicitor has given me two prices for a "Land Registry fee". It says if electronic registration is possible it's half the price. So, can you tell me in what instances electronic registration would not be possible?

    You can view the fees payable at GOV.UK

    The reduced fee you refer to is available to businesses-services users which includes most conveyancers/solicitors.

    If you are buying the whole of a registered title and they use the service then the reduced fee should be available to them

    If you are buying a new lease or part of a registered title e.g new build development plot then it's not available so the higher fee is payable.

    I imagine, but you should query with your solicitor, that they have a generic letter to set out disbursements of which the registration fee is just one. To make it generic for all they cover the higher/reduced fee possibility

    Mortgage 103k
    15k is being gifted in form of equity

    Lender has asked the property be registered at 118k. Solicitor says he will only register it at 103k. Can our gift of equity be included in the chargeable consideration? My grandparents signed a gift declaration letter and a declaration of solvency. The letter doesn’t specify if the gift is monetary or equity.

    As it would still fall under the threshold for SDLT, would it matter anyway?

    REPOSTING as told this is a better place to put it, sorry if you have had to read this twice. Part of the way through purchasing a house. It is a probate sale. The family can not find the unregistered deeds. If they do not turn up, what sort of time scale are they looking at at getting new deeds?

  • I have deeds to house but there in my late wife’s name, as was everything utilities etc even car as I was hopeless at getting things done, so she took over the lot, she passed away 2 years ago all the banking was in joint names so that was easy selling house now and having problems with deeds being in her name will was drawn up but she passed before being signed help.
  • Hi. Not at the moment. It has been referred to a senior officer and once they've had an opportunity to consider, we'll have more idea as to progress.

    If the property is in England or Wales, in her sole name and no recorded will then you'll need to apply for letters of Administration to obtain the legal authority to deal with her estate which includes the property
