Hi everyone
My husband and I have a rental property (we are based in NI) which we pay an estate agent to manage (not very well
). The tenants have split up and one of them has moved out. The agency have issued a NTQ as they have not paid the rent but only in the name of the 'lead' tenant who no longer lives there.
Would I be right in thinking that if this goes to court to evict the tenant still living there that she could say she hasn't been issued with a notice to quit and we are trying to evict her illegally? I have asked the estate agent this but she said the NTQ is fine and does not need to be reissued in both names.

I think it's similar in Norther Ireland to other parts of the UK where joint tenants are a single legal entity. If you're worried you worried you could contact the Landlord Advice Line.
