  • Just ignore zoopla - it's a random number generator without a real clue.
    Thinking critically since 1996....
  • I wouldn't trust Zoopla's price estimation. You're better off looking at the properties sold nearby as a guide on another site.

    Thanks everyone for your comments, i will not trust Zoopla :)

    It's tricky as there is not much similar in the area. Although there are 2 bedroom properties within a mile radius for around £200K, there is nothing as old as ours. Ours are the original mining cottages from early 1700's (apparently owned by a famous Bristolian, according to the old deeds we have and my mum's love of history).
    I have found a 'Victorian style character cottage' with almost the exact same floorplan and room sizes as ours for £230K, so i guess that is as similar as it's going to get!

    Again, i know it seems silly to get caught up in numbers but i'm one of those people who 'just like to know'.

    There is an option in Zoopla to refine the estimate of a property by claiming ownership and stating what improvements you have carried out. It is quite possible that your neighbours have done that.

    I live in a smallish road of 4 bedroomed detached properties, there are three different property types. Zoopla has them priced at between £450K and £595K, which is probably right...except for no 11 which it reckons is worth £220K. This is clearly nonsense as it has in fact been extended and would certainly fetch in excess of £500K. The reason is that some years ago it was sold at a well under market price as part of a amicable divorce settlement.

    I always remember what John Bishop (comedian) said a few years back ....

    Someone asked him what he was going to do as the value of his house was less than when he purchased it ...

    "Erm, I'm going to carry on living in it!"

    Ignore Zoopla, if and when you want to sell get a professional valuation.
