Downstairs toilet - where?

I'm looking at possibly investing in a property that could do with some renovation work. The one thing that puts me off is that I'd really like a downstairs toiled but I'm not sure it would be possible to add one.

Does any of you knowledgeable chaps have a gut-feel for where (and whether!) an extra WC could go ...

If it helps, the kitchen is marked as 18'6" x 10'11" and the Living Room as 12'2" x 12'7".

    Below where the bath it - just remember to leave room for a small handbasin - nothing worse than a loo without a basin :eek:

    I had sort of thought of that, but I wasn't convinced that it wouldn't be odd losing that bit of kitchen. Possibly I need to take a friendly builder along with me to have a look. I have considered one of those funky loos with the build-in basin, but I'm not sure I like them :rotfl:

    It's not going to be a kitchen diner if you add a downstairs toilet. If a downstairs toilet is a must have I'd be looking at another property rather than losing the dining area.

    If you needed to wash your face you might end up spilling some water.

    Stick a new front porch on that has the loo and a new door into the living room.

    It'd probably be cheaper to add a new bit on than to faff about with existing stuff.

    A friend has a very similar house and she's fitted a downstairs toilet and basin under the stairs. Had to use a macerator toilet rather than the standard variety.

    You can't tell from the plans, but under the stairs is only about 2 feet high where it butts into the kitchen wall ;)

    That's sort of my worry. And yes, it really is a must-have for me, so if I can't make sense of adding one in then this isn't the right place for me.

    Not sure a toilet off the kitchen/diner is a good idea.
