    it's not flawed, having a back boiler in a property doesn't mean you can't change it does it? you just have to weigh up the expense and inconvenience much like any other factor when deciding on a house? The fact you have some mis-described renovated properties nearby isn't an endorsement that you can't do anything with them

    I didn't say not to consider it. Nor did I pigeonhole that all buyers would be wanting a show room ready home with no work needed and zero budget(which would have all been reflected in teh price anyway compared to them buying a place with a back boiler and work needing doing which would be cheaper). It's the buyer who has to place their value on what the place is like, back boiler and all. I never suggested not considering, just not to discount it outight. I can't understand why such a simple point is so difficult to comprehend?

    Hello,

    Didn't realise this thread had been resurrected.

    As others have said as a buyer I have a budget - if I am looking at a house at the top end of my budget that needs totally redecorating, or new windows or a new kitchen etc. etc., then I have to consider if my budget will run to replacing those items. If I'm looking at a house that is considerably cheaper, then it's easy to allow extra money to replace those items.

    I just wanted advice on whether the back boiler was likely to be a liability or not, so I could make a slightly more informed decision.
