Advise needed

Hi Guys,

I'm after some advice on the situation I'm in.

I'm a first time buyer and have an offer accepted on a property.

All survey and searches have been completed.

We are now four months down the line from the vendors accepting our offer.

They have found a new property and have had an offer accepted on this.

I have given the vendors until the 31st of July to complete the sale.

Yesterday I received a call from my solicitors informing me that the vendors can't complete by the 31st and that they can't compete between the first two weeks of August due to work commitments.

I do love this house but I feel I'm being taken for a ride by these people.

Does anybody have any advise on what to do in this situation?

Obviously I can either walk away or continue with the purchase but I feel if I carry on it will be one delay after another with the vendors.

    Just go with exchange of contracts with completion in 3 weeks if that's what the vendors can manage. As you are at the bottoms of the chain, you will be the one who has to wait the longest.

    As long as you exchange by end July with a completion of say 3 weeks, then it's locked in and they can't mess you about any more.

    If they won't agree to exchange by 31st then I'd walk, I agree they would then then be messing you about. (I think you posted about this before, they initially were going to offer a quick completion?)

    Starting from scratch with another property is likely to take even longer - and you might end up in another equally slow chain.

    I guess your real concern is - are your sellers really committed to selling, or are they delaying as a precursor to changing their minds?

    If there's a chain above them, it may not be your sellers who are the problem.

    Maybe phone the EA and ask what they know about the progress of the chain. A good EA should be 'chasing' their part of the chain and be aware of what's happening in other parts of the chain.

    How much do you want the house, and do you want to start the whole thing all over again? My seller delayed time and time again, went off the radar a couple of times, and generally messed me around. I stuck with it because my answers to those questions were 'very much indeed' and 'no I really really don't'.
