Outline vs Full Planning permission value

Hi,

Does anyone know how a plot having Outline Planning permission vs Full Planning Permission effects the plot valuel?

    It will make no difference. The difficult bit is getting an outline permission. ie an agreement in principle that say, 2 houses can be built on a large garden plot. The Full permission is just about the finite details such as colour of brickwork, treatment of fenestration, etc.


    It is better to sell it with outline permission rather than full as it will not restrict the detail of what can be built on the site.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    I can't imagine it would be a huge amount, but Full PP is always going to be the better thing to have. A lot of councils require so much information that there is virtually no difference in what is required and it makes full PP a no brainer. Where I live, there is little point in applying for outline unless it's a large development and you're purely looking to agree the principle of development.

    Having full PP doesn't restrict the detail either. There's nothing to stop people redesigning what has been agreed.

    Ok thanks, I have been in discussions regarding a plot that I thought had full PP but turns out it's only OPP , wondered if It gave me more movement when haggling on price.

    Well, you still have to outlay on FPP and you'll want a relationship with the planning officer to get the design right.

    There is certainly more solidity in FPP but it may not be what someone wants anyway.

    I wouldn't personally value it much differently. A few grand if there's little competition for the plot? The principle of development has been established and that is the major factor.
