It's always possible that the kitchen refurb will be complete in a couple of days, if work is done swiftly.
Your son will then have use of a brand new and improved kitchen, not the old rubbish one he no doubt was disappointed to see on viewing. I assume he will volunteer to pay a couple of quid more a month now he can avail himself of the shiny new one!
You've got a landlord doing improvements, and trying to do them at the best time for the students, yet your son wants to leave the tenancy for good....

Not having a kitchen doesn't make the property uninhabitable, but clearly your son isn't getting the property as advertised (no kitchen, no quiet enjoyment) so some form of compensation seems appropriate, depending on how long the work goes on.
It's very unusual that he hasn't signed a tenancy agreement, but a written agreement is not essential and the lack of one doesn't mean that no tenancy exists.
The deposit should have been protected within 30 days of receipt, if not your son can sue for 3x the deposit.0 -

OP, my daughter is a uni student and has had private student accommodation agreements from July to end of June, but usually the yearly rate includes a discount for the first few weeks of July as the house will be be refurbished at that point and they can of course stay there or store stuff, but will have works going on.
Having said that her and the other householders pay their rental termly in advance when their student loans come in,apart from the first summer months when it is paid in September until Dec. None of them are overseas students so don't usually live there in the holidays. The rental for all year round is usually the same as Sept to Jun annual rental rates they have found. She has always been aware that if for any reason she does not return to uni or need the accommodation she is still responsible for the rent for the agreed term of the tenancy. The deposit has always been put in the Govt protected scheme.
My daughter and housemates have been living in the property when emergency work has had to be carried out, but just worked around it. For example the toilet was not working so that day they spent at the uni library doing work while it was replaced. The cooker was faulty and had to replaced and they just bought food in uni or takeaways until it was fixed. Could your son do the same during the day for the days the kitchen refit may take?0
