Annex: an advantage or disadvantage?

Dear All:
We purchased a house with annex. There are 5 bed rooms inside but 2 of them belongs to an annex. The annex do not have its own entrance but is attached to the house and can, more or less, serve as an independent small flat.
So in terms of value, what would be more favorable? A 5 bed house or a 3 bed house with a 2-bed annex? Can I switch a 3 bed house with annex into a 5 bed house?
In terms of taxation, annex can save thousands of SDLT but the cost will be: council tax will be a few hundred pounds more expensive each year.

What does the "annex" comprise? Exactly and precisely how is it accessed from the main dwelling?If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

What is the configuration? Access?

family wanting granny flat
family wanting to give teenagers/young adults more space
less valuable to ;
family with several young children wanting more space and bedrooms.0
