Self Build in Huddersfield Village

Hi

My wife and I are about to move house with half an eye on saving up / making over payments over the next 5-6 years so we have a decent lump of money to buy some land and build our own house.

We are moving into a new build property as it is good schools etc for our daughter and because the local developer who built the house also takes one off instructions so it would be a good way to really test the quality of their work.

Does anyone have any insight into the 'value' you get out of buying land and building your own place? I know that there is no stamp duty VAT etc but I was wondering whether anyone had any experience of what the returns are (assuming a reasonably stable housing market)

Our budget for the land and build costs is likely to be between 400-500k - what would this get me? a 600k house at the end for example? Very inexperienced with this as I guess most self builders are!

Thanks
G

It is VERY area dependant and I don't know the market where you are.

We are self building at the moment. We are doing so to get the house we want built as we want (to near passive house standards though not certified as such) But we also know it's not a "money maker" and if we did have to sell we would be doing well to cover our costs.

Finding the right plot is the key, which may (usually?) is not easy, so start looking.

Probably an attempt at gentrification of a new build area.

There's still stamp duty on the land purchase.
