    In my professional advice, don't buy any houses.

    They will have known when they bought the house originally that the mine shafts were there. They too got the same report as you did.

    If you don't want to pay what they are asking,go find another house

    It really is up to them what they are prepared to accept. As I said previously, a lot of people wont be put off by it (especially if they are from mining areas).

    I don't see what recourse you have against your solicitor to be honest. Its part and parcel of search results.

    Unfortunately, I have decided to write off £1,500 and 3 stressful months, and walk away!

    It looks like 3 mine shafts will be a big problem when I sell the house. I will be lucky to find someone who is willing to pay full valuation price. My day dreamer vendors are still believe that they will find someone who is gonna pay £5,000 premium.

    I know that all people who has mine shafts around their house will not like this, but please prepare your mining reports and tell about it to buyers in advance if you want to finish your sell. Otherwise you will just cost time and money for everyone.

    You are so funny.

    All of Middleton is riddled with mines, but house sales go on every day I suspect.
    If you want to live in Leeds, there will be mines nearby. The whole of Yorkshire used to be mines. Very few places if any have had no mining.

    And if I ever choose to sell, I would expect any buyer to do the same as you and employ a solicitor to do searches which will bring back the same results I saw when I bought this house.

    I think you are the funny one miss.
    Not every house has 3 mine shafts within 20m and day dreamer sellers asking £5,000 premium for their mine shafts.
    Please prepare your mining report in advance when you need to sell as you have to prepare MOT when you need to sell your car.

    I will not prepare any reports for anything when I sell. Thanks so much for your input. This is what solicitors get paid handsomely for.
    I assume your moving well out of Yorkshire? Further away than Nottingham?

    I just had a look at the interactive map, just over a main road from me are 7 mine entries all grouped within a short street so 200ft? And then I looked at probable workings. This whole area is on probable workings.
    So then I looked at Middleton Leeds. It's surrounded by probable workings, but not any actually in Middleton. There are no fissures or breaklines, in short I would prefer to live in Middleton than where I do live if mines were my problem

    The OP may not wish you or I to contribute to the thread any more but they must also be aware that this is a public forum where unless the replies are illegal or offensive everyone has the right to respond...our responses were always on topic but just clearly not what they wanted to hear.

    Should the OP still disagree then perhaps they would kindly contact a moderator to clarify.

    My view is simply that this particular OP asked a question with the intention of receiving responses that matched their own mindset....anything beyond that is considered invalid and they chose to request that we no longer reply....(there is an ignore button that the OP could use in future to prevent them reading posts from other members they do not wish to hear from)...take note OP that's an easier way to exclude rather than self policing your thread.

    I wish the OP well with their property search......

    I didn't know that the forum is full of landlords who has mine shafts within their property. I can understand your point to defend your property but I don't need you to convince me or other FTBs that everything is and will be fine.

    Just show your goddamn mine reports in advance if everything is fine. Then let the buyers decide. You not showing it in advance just because after paying the fees it is hard to pull out.

    I advice every buyer, ask for mining reports in advance. Actually this must be a mandatory like MOT if someone wants to sell their house. I cannot believe that these *** sellers think that this should be paid by the buyers. You should convince the buyers that your property is risk free not the other way around.

    Stay away from purple bricks and the properties with mine shafts within 20m !

    Just to clarify that a mine report is not mandatory,nor the responsibility of the seller to provide...it is something for the purchaser to consider.

    The mining reports have indemnities attached to them that cover the property owner during the period of time that they own that property so passing a document on to the next purchaser does not give the indemnity cover that that purchaser may consider necessary.

    If a potential buyer wants information regarding mining areas there are freely available interactive maps online....the link to which has been posted twice already in this thread....it is not up to the seller to share historical reports with new buyers it is up to the buyer to make their own enquiries regarding all searches not just mining in conjunction with the solicitor they employ.

    Next you will be suggesting that it's the sellers responsibility to pay for your surveys....or indeed your solicitor ...what was it you called them lazy....maybe you need a rethink on your choice of conveyancer going forward for your next property too.

  • You agreed the price, got a reduction, now you're going on like a spoilt child over 3 capped shafts that are around virtually every house in the UK for a further reduction.


    Walk away. FYI i'm not a landlord, just someone with a decorum of common sense. If you don't want a mine shaft, don't buy a house - simple. I hope the sellers see your comments on here and tell you where to go for wasting THEIR time.
