Architect Costs - reasonable

We are looking to extend the back of the house - single storey - 9mx3m (ish). We have been looking at different architects to do the drawings and have been getting a wide range of quotes....The latest being £1500 +VAT (or 3% of building costs) whichever is highest. For this I would get the following:
Stage 1 - Survey, design &!approvals
Design brief meeting;
!
Project options and suggestions including taking of client brief.
Identify drawing and 3rd party approval timescales.
Planning explained (if required)
Building regulations explained.
Discuss if other consultants such as structural engineer are required.

Carry out survey of existing property to obtain existing plans, elevations, section and site plan.
!
Produce initial proposed plans and elevations, these are issued via PDF for your review and sign off.
!
Production of planning (if required) detailed building regulations/tender drawings for co-ordinating with structural engineer’s design (if required), including full submission to planning (if required) and building control on your behalf for their plan check approval.
!
Issue 2 full size paper copies of most recent architectural drawings for your/your builder’s information.

I am not sure - could not find them on the architects register - so probably a no !!
The other quote I had was:
Building Regs Drawing: £550
Steelwork Calculations: £150 per calc (if needed)!
Whats the difference with this one and above?0 -
Post #1 Looks fairly standard, would say fee quoted is towards the top end for a single storey extension but depends on complexity of design.
What were the other fee quotes?

Another quote was:
Single storey £550
Single storey wraparound £600
Structural calcs £125 per calc
Planning IF required £172
Building control approx £550 inc of inspections
£30 download fee for location plans!0 -

The last 3 are all standard charges/fees to third parties not the "architect", like I said £550 is very cheap, could be a bargain or could be just cheap because they are rubbish.0 -
