    Right here goes...

Firstly my partner has only lived at the property for two months now. It is a three floor town house. The room that has got the mould in it, is the hallway on the first floor..

When we first came to view the property there was no electricity working, so that room was a very dark and it we didn't noticed anything. Then had to wait a month before we could move in due to a few decorating work need to be carried out by the maintenance team.

When we did move in we didn't noticed something on those walls, but not ever experiencing mould before was unware of it being that and just thought it was dirt etc..

About a month later we noticed it getting bigger and things growing out of the wall (mushrooms). Exactly on that day we notified the letting maintenance team about it and nearly a month later the problem still has not be fixed..

They sent a damp specialist round which did not take any pictures, just a drawing and said all it needs is cream to fix the issue..

However should that person not inspect the problem?? Find out what is causing it instead of guessing and then fix the problem?

The maintenance team took the report from them and passed it onto the actual landlord and the landlord didn't like the quote at all.. Now they need to get hold of a second company to do the work, but not send them out to inspect the property before they quote for he job... Only going on what the other person has said....

Oh and btw we have the black mould as well which is the hazardous one. Plus it is now affecting the skirting board. So my thinking is they will have to replace the plasterboard, wallpaper and skirting board not just put cream over it..

Is the wall in question an outside wall? Does it back onto a bathroom, kitchen or somewhere else where there's water? What are your living habits? Do you take showers/baths in a poorly ventilated bathroom? Do a lot of cooking in a poorly ventilated kitchen? Dry washing indoors?

Lots of questions, but in order to advise you, people will need to understand what the possible causes might be and whether it's likely to be an inherent problem with the house such as a leaking pipe or rainwater getting into the structure, or whether it's self-inflicted through the way you live and the ventilation available to you.

Applying cream might clear up the visible mould, but won't do anything to address the cause.
