Hi all, we are selling our bungalow and don't seem to be getting any viewings, we have been on the market for four weeks and have only had three. We did get an offer for the full price but they changed their mind Our estate agent suggests a price reduction as other bungalows in our immediate area are cheaper, most of them are a lot smaller and in my opinion not nearly as nice. We would appreciate some feedback. Won't let me post a link but the our postcode is CT11 7AP
thanks in advance

Is it this one?

It looks lovely. If you've had no viewings at all, then it has to be the price. Number 3 sold in December for £175k. Yes, yours has an extra bedroom but is that bedroom worth the extra £150K? I suspect most potential buyers are thinking not.
Has the market moved that much since December?0 -
A 2 bedroom on the same road sold for £150k less 6 months ago, is your extra bedroom worth an extra £150k?
Yes your is in better condition but again another £150k?
Plus you are with purple bricks.0 -
House looks okay. Clean, tidy, uncluttered even if not to everyone's taste. I would expect a dining area in a 3 bed house. Also no shower in the main bathroom.
Floor plan needs correcting, as I assume all rooms have doors in to them.
Would have to agree with Zephyr, looks good so if not getting viewers it must be the priceZebras rock0 -
Hi I know what you are saying but number 3 ( next door, sold last December) was in need of pretty much complete renovation, it is a lot smaller and a semi.0

Oh another thing we did get other estate agents round and they valued the same0

3 bed, £325k? Wages must be pretty high in Ramsgate!
If other EA valued the same, maybe you need to ask what sort of buyers you're targeting.EU expat working in London0 -
I wouldn't call it a three bed, to me it's a two bed using the dining room as a third bedroom. A three bedroom house with no dining area makes no sense to me and there's no space in the kitchen for a table, so I wouldn't expect to pay a three-bed property price.
Also, the astro-turf would be a major turn off for me.0 -

Although it may not seem an obvious choice, Ramsgate is becoming more popular with commuters into London now - train takes about an hour and a quarter which is only 15 mins longer than the likes of Tunbridge Wells, Maidstone etc. As a result prices in Kent are consistently increasing (same in places like Ashford).0 -
I think it's the price I'm afraid. Looking for 3 bed houses in the price range around your address there are several bigger houses for less. Yes, yours is looking great inside but it doesn't cost a fortune to redecorate and change carpets/flooring so people look past that. For £325 I'd be looking for a family home, and a family needs a dining table.0

I agree with other posts, its very well presented but bottom line, it's a 2 bedroom where the dining room has a bed in it (but not apparently a door
