boiler broke in rental, how long to give the LL to repair

quick question, the combination boiler broke last night (water gushing from back of it) i turned the boiler off because it lost all pressure, so i phoned my LL this morning, and he said he will get one of his builders round, he's just phoned to say that the guy cant get round til tomorrow now. leaving us without hot water and heating....

I've phoned and he mobile is going over to voicemail, and i just wanted to ask that could i see if I can get a plumber round, we have three young children that all need baths etc and i'm concerned that ti will end up being late tomorrow. The LL said he will come round with the manual but if he cant fix it tonight then we stuck for baths etc.


not sure what to do, can i employ my own plumber and charge back to the LL?

    I think that 48 hours while, unpleasant is not the end of the world. When I were a lad we used to have two baths a week.

    Make sure that if the builder does anything to it he's CORGI registered.

    Mrs. Pench took the money. "What will you do with it all? Not that it's any of my business," he giggled.
    "I think I'll become an alcoholic," said Betty.
  • Got to agree with Guy - 48 hours is a reasonable period of time. LL seems like he's at least trying to sort it out.

    Ok i thought it was the case, like you say unpleasent but I didn't want to go in demanding that its repaired today when there was a chance that i was wrong. I'm going to be popular on the train tomorrow after having no shower tonight!

    Do you have an imersion heater for hot water? If not then you can always boil some kettles of water and have all over wash/bath - I know showers are convenient but there are other ways of keeping clean ;)

    Our boiler broke down last winter and we had to manage for 4 days before it could be fixed - and that was not for want of trying to find a plumber! We and our landlord must have called 25 companies between us but there was simply no-one available. This lack of available plumbers seems to be quite common though, still, lpook on the bright side...if you owned the place then chances are you wouldn't be able to get anyone round any quicker and plus you'd be paying for it too :p

    A reasonable "test" is .... "Could I have got the repair done today, if I were the LL??" And I think the answer for most of us would be "no" (unless we have some contacts - but that's not a "reasonable" test).

    thanks for all the replies, as always the way without out going into the great detail (someone might be having their lunch) but two of our children have some sort of stomach illness and well the hot water isnt working and she wanted to give them all a nice hot bath, but yeah she'll have to boil some water up.
