Dormer re felting.

Hi,


we have a leaky dormer..about 6 x 4ft. Assuming it needs re felting only, what would be a reasonable price? thanks

    I would encourage you to get a DPM welded membrane roof. Much the same price, but come with 25 year guarantee. Probably £400 ish

    If you're refelting, strongly recommend adding a layer of insulation - Building control would probably want to be notified and they would insist on an insulation upgrade.

    If you used Celotex/Kingspan type boards, it would only add £100 or so to the bill.

    I beg to differ. If its just a refelting, it is not notifiable works. It will not require the roof decking to be removed which is the only way you can put insulation in. So a £700 job has now just doubled in price.

    However where a roof is altered by the removal and replacement of at least 25 per cent of a layer or layers this work is considered to be a renovation and is therefore classed as building work which remains notifiable and requires a Building Regulations application to be deposited unless your chosen contractor is registered with Competent Roofer the competent person scheme for roofing works in which case you will not need to apply for permission from Building Control as the installer will notify their competent person scheme provider, who will in turn notify us.
