    Good point!! Although LAs you can easily research online for reviews etc. Gumtree just has a lot of people renting out their home or spare bedroom or cupboard and are not regulated or protect your deposit. I've had bad experiences, as you can tell! I am sure there are good ones but filtering through it all is just scary.

    TBH that doesn't sound like self employed, but I'm not going there yet. (the agency stuff that is)

    The letting agent is literally acting on behalf of the LL.


    LAs don't typically protect deposits (unless the LL pays them to do this)
    LAs are only regulated on their activity, which is nothing to do with the tenancy or the state of your home.


    The letting agent has no contract with you. If something went wrong, 99/100 times you wouldn't have any cause to act against the agent.

    They don't take tax, NI, or do PAYE... I just get paid the wage and have to declare it myself through self assessment... Trust me, it pees me right off. But I can't claim to LL/LA that I am in employment as none of the agencies will provide referencing plus I work for a few different ones so they can't just get a simple salary figure my contacting HR. Not to mention that the work isn't a set amount per month from each. It all gets pretty ugly if I get into detail about the ins and outs. Basically, I just get paid and declare my earnings and pay NI contributions and tax directly to HMRC myself.

    Like I say I don't want to get into it as its not the issue, but that isn't the test for being self employed.


    What I'm saying is the agencies 'MAY' be breaking the law.

    Really LLs, lenders and people in general, need to get real about self-employment, it is more and more common, and some of it is extremely well-remunerated. It's going to get to a tipping point where people realise it doesn't have to mean someone living on a pittance.

    Sounds like you are running a business without running a business, or possibly dodging on some taxes, may want to check on IR35 as the tax man could come after both of you.

    But the best way for a self-employed person to prove their income is to attach last 3 years of tax returns, that makes it crystal clear that you are making stable and set amount of money every year.

    As mentioned in previous posts: I've been doing this for 15 years, I declare everything, and have paperwork to back this up. The suggestion I dodge tax is actually a bit offensive - lots of big name brands/celebrities do it but they can afford the consequences, a little person like me can't so what's the point?! I probably don't even claim back as much expenditure as I actually could as I prefer to err on the side of caution when dealing with HMRC!!!


    ANYWAY.... This has massively side tracked into the ins and outs of my work - the LAs and LLs don't have that highly detailed info in a basic initial application. They know enough but not everything. As I said, I am not even getting to the stage where they do referencing or look at my proof of earnings and get to know every last minute detail of my life!

    LAs don't get to know anything about you. The credit checks only see public records (I assume you definitely don't have a surprise CCJ?)

    Nope no CCJs showing on my checks. I am signed up to Noddle, Experian, and another I am having a mindblank on the name of! No CCJs are showing, no one has even credit checked me except my bank when I changed accounts recently or insurance places when I bought a car in 2016.
